  5. Periodic Open houses and broker tours -To get the most exposure, with your permission, we will host open houses for prospective buyers and broker tours for real estate agents.

  6. Contract Negotiations - Once an offer is received, we will review and negotiate all contracts, terms and conditions. Once an offer is accepted, an escrow will be opened and the buyer will deposit a check in the escrow.

  7. We will be present at all inspections - During the escrow the buyer will perform and approve inspections and will review and approve disclosures. The buyer's lender will appraise your house. We will be present at all inspections. You will be responsible for all mandatory retrofits.

  8. Before closing, we will arrange for all the agreed upon work and repairs to be completed. The buyers will perform their walkthrough.
